Who should pay for the EV charging infrastructure
In Strata developments is expected that where all owners benefit from a capital project that all owners share the cost. The cost share is determined by the individual unit entitlement for their owners lot in relation to the over all Unit Plan units. The deployment of the solar charging array is an example with all benefitting from the reduction in common area electricity costs.
Not all owners have a current or future requirement for an EV vehicle or EV charging infrastructure and should not be expected to contribute to the infrastructure deployment. This is despite that fact that it is improvement to overall Greenwich electrical infrastructure albeit with an EV focus.
Therefore, while the deployment of infrastructure will be funded by Greenwich the planned EV infrastructure will be cost recovered from individual users.
The fact that Greenwich achieves EV ready status improves the overall value of units (up to 10% in prior research), improves general marketability and rental attractiveness.
